Site visit
We visit the plot: levels, ground, neighbouring buildings, access — and assess your brief against what we find.

Design & permits
Architectural and structural drawings are prepared and the municipal permit process is handled. We can also build to your own design.

Contract & programme
Quantities, unit prices and the delivery schedule are put in writing, with payments tied to completed work.

Structural works
Excavation, foundations, frame and roof level — with rebar and concrete checks recorded at every pour.

Finishes
Insulation, services, joinery, façade and interiors — with weekly progress photographs shared.

Handover
We draw up the snag list together, close it out and hand over — and you reach us on the same number afterwards.

Frequently asked
Which regions do you work in?
We are based in Bandırma and take on work across Balıkesir, Bursa and Çanakkale — the South Marmara region. Work outside the region is considered case by case.
What does turnkey include?
Everything from excavation to handover: foundations, frame, roof, insulation, services, joinery, façade, interiors and landscaping — itemised in the contract annex, along with anything excluded.
Do you handle the permits?
Yes. Architectural and structural drawings, the municipal application and permit follow-up are ours. If you already have a design, we can build to it.
How long does a villa take?
For a permitted 200–250 m² villa we expect 3–4 months of structural work and 9–12 months in total. The exact figure is set at the site visit.
How is the price set?
After the site visit we prepare a quantity survey and price each item. We also work on a lump-sum basis; we decide together which suits your project.
Is the work guaranteed?
Structural and waterproofing works are guaranteed for the period stated in the contract, and the same crew returns for post-handover snags.
